Spacewell Energy: Cloud energy analytics and savings verification for building portfolios

Overview

Spacewell Energy started as Dexma, a Barcelona company founded in 2007, which Spacewell bought outright in December 2020. Spacewell is the building operations software business of the Nemetschek Group, the Munich-based software group listed in Frankfurt, and Dexma took the Spacewell Energy name in June 2023.

The platform takes readings from meters, sub-meters, loggers, building management systems, utility data services and weather stations, then benchmarks buildings, flags anomalies, models energy costs and measures the savings that projects achieve against a baseline. It reports and recommends; it does not switch or control plant.

Much of it is sold through energy service companies, utilities, integrators and consultants that run energy services for their own clients, alongside direct sales to building owners and facility managers. Spacewell says the platform monitors 71,000 buildings, takes in 32 million readings a day and connects to more than 200 data sources.

Its place in the market is as a vendor-neutral analytics layer rather than a hardware or controls company. Verdantix placed Spacewell among the eight vendors in the Leaders' Quadrant of its 2023 Green Quadrant for energy management software, alongside Siemens, Schneider Electric, Honeywell, Johnson Controls, EnergyCAP, MRI Software and Bueno.

Offering

Spacewell sells the platform as five capabilities on one subscription.

• Energy audit automation segments a portfolio, benchmarks each building against a database of more than 50,000 similar facilities and produces audit reports with efficiency measures ranked by impact and ease.
• Energy analysis covers consumption monitoring across energy sources, automatic baselines, IPMVP measurement and verification of savings, and tracking of energy performance contracts.
• AI anomaly detection checks consumption patterns around the clock, adjusts for weather and holidays, ranks alerts by cost impact and tracks each case until it is closed.
• Energy reporting provides dashboards, scheduled reports, carbon tracking and reports for ISO 50001, IPMVP and carbon disclosure.
• Data integration brings in gateway data, vendor files, historical imports and weather data from 100,000 virtual weather stations.

The platform handles electricity, gas, water, thermal energy, compressed air, biomass and exported energy. Through the public API it also calculates electricity costs by concept: consumption, contracted demand, demand excess and reactive energy penalties, and the total with taxes. An Apps Market lets partners publish apps that other accounts install, such as a manual readings app and third-party datasource connectors.

Plans

There are three subscription plans, and prices are not published.

• Entry: 500 data points and one admin user, with basic analytics, cost analysis, measurement and verification, custom dashboards and alerts.
• Advanced: 2,000 data points and five admin users, adding automatic baselines, anomaly detection, forecasting, benchmarking, carbon reporting, API access and the Apps Market.
• Ultimate: a custom data point allowance and unlimited admin users, adding a dedicated success manager, custom branding, a custom domain and custom development.

Data points and users can be bought on top of each plan. The web application has Android and iOS companion apps, and Spacewell says most accounts can be set up from an Excel project importer.

Technology

Spacewell Energy is multi-tenant cloud software. Its data model is published: an account holds datasources (a physical gateway or logger, or a virtual one), each datasource holds devices (the meters in the field), and each device holds parameters such as active energy, gas volume or temperature. Locations carry the building hierarchy, reference devices, supplies and tariffs that drive the cost calculations.

Getting data in

The data onboarding guide recommends one of three routes.

• Insertion API. A logger or external system posts readings as JSON over HTTPS to insert.dexma.com, identified by the datasource key and token. Each message must carry fewer than 5,000 readings; Spacewell recommends under 1,000 per request and no more than eight parallel calls. Messages are queued and processed asynchronously, so large uploads do not appear at once.
• Files. CSV and vendor files can be delivered to a hosted FTP server, fetched from the customer's own SFTP server, or emailed. The limit is 15 MB per file. Parsers cover the default Dexma CSV format, a multi-column CSV and dozens of vendor exports, including Schneider Electric Com'X 510 and StruxureWare, Tridium JACE 8000, Carlo Gavazzi, Huawei FusionSolar, Trend, Siemens Desigo and Wonderware.
• Integrated gateways. The compatibility list names about 50 datasources, among them Accuenergy AcuLink 710 and Accuvim HTTP push, Elvaco CMe2100 and CMe3100 M-Bus gateways, Socomec DIRIS and Digiware, Schneider Electric EGX300, eGauge, Obvius AcquiSuite, Webdyn, oBIX, Sigfox, Sentilo and IEC 870-5-102 meters.

Spacewell also lists Datadis and Enedis for Spanish and French smart meter data, and supports manual, Excel and historical imports. Spacewell documents no MQTT, BACnet or Modbus endpoint on the platform itself: field protocols reach it through a gateway that posts over HTTPS or delivers files.

API

The public API (APIv3, api.dexma.com/v3) is REST with JSON. Apps authenticate with a permanent token issued through an install handshake, and rate limits are set per app and account and reported in response headers (the documentation's example is 1,000 calls an hour and 10,000 a day). It covers locations, devices, readings, measurement and verification groups and projects, costs, users and comments. Third-party data providers can register a Market App with its own datasource type and push readings through the insertion API.

Security and data handling

Spacewell publishes an ISO/IEC 27001:2022 certificate from TÜV SÜD America for Nemetschek SE at the Spacewell International site in Antwerp, valid from 30 September 2024 to 29 September 2027, and presents it as the energy platform's certificate. Spacewell's platform security page, which covers Energy as one module of its Connected Portfolio Intelligence Platform, lists AES-256 encryption at rest, TLS 1.2 or later in transit, role-based access with single sign-on and multi-factor authentication, EU-hosted data centres, annual third-party penetration tests, an ISAE 3402 Type II report and Cyber Essentials Plus in the UK. Its EU Data Act statement documents raw data export to Excel, bulk account export and API access for switching providers.

Customers

Spacewell publishes named energy case studies with measured results.

• CaixaBank used the platform across about 4,000 sites in Spain, benchmarking buildings without new sensors and connecting its Niagara building management system. Spacewell reports more than 2,000 power contracts optimised automatically, more than 170 energy conservation measures identified and acted on, and over 25,000 employees receiving regular energy reports.
• Ondupet, a recycled PET packaging plant in Extremadura owned by CL Grupo Industrial, metered its compressed air system and replaced a compressor with a 90 kW variable speed unit. Electricity used for compressed air fell by more than 40%, against a target of 35%.
• Gelsenwasser, the German water and energy utility, ran a pilot at its main facilities that connected existing electricity, water, gas and solar meters for benchmarking and anomaly alerts, and then opened the tool to its own customers.

Further published stories cover Siderúrgica Balboa (steel), Rey Juan Carlos University, the Las Arenas shopping centre in Barcelona and the DoubleTree by Hilton hotel in Dartford. At the acquisition in 2020, Dexma named Ferrovial, Naturgy, Comsa Corporación, Engie, Norlys, SMS plc and Emerson among its clients, several of them energy service providers that ran Dexma for their own customers. Trade coverage of the deal reported a Burger King franchisee cutting electricity use by 17%.

Markets

The business is European first. When it took the Spacewell Energy name in June 2023 it reported more than 10,000 customers in 35 countries, mainly in the United Kingdom, Spain, France, Benelux and Italy, and a 24% rise in software licence sales in 2022. It planned to add staff in Benelux, France, Germany, the Nordic countries, the United States and India.

Much of the business runs through partners. Energy service companies, utilities and integrators run the platform for their own clients, and Spacewell names ENEOR in France, Edison Next in Spain and Italy, and Cronos EPBeter among its energy partners. In September 2026 Spacewell and A1 Digital announced a partnership that delivers the analytics through A1 Digital's Energy Insight offering, combined with A1 Digital's connectivity, IoT and European cloud infrastructure.

Spacewell sells into hospitality, manufacturing, retail, education, healthcare, energy, banking and real estate. The energy team works from Barcelona. The wider Spacewell group is headquartered in Antwerp and has offices in Ratingen in Germany, Arnhem in the Netherlands and Kista in Sweden.

Company

Dexma was founded in Barcelona in 2007 by Joan Pinyol, Guillem Corominas and Xavier Orduña, informatics engineering graduates of the Barcelona School of Informatics (FIB) at the Universitat Politècnica de Catalunya, with support from the university's Emprèn UPC entrepreneurship programme. The operating company, Dexma Sensors SL, was incorporated on 2 February 2007 and now trades as Spacewell Spain SL, registered at Ronda de Sant Pere 52, Barcelona.

On 14 December 2020 Spacewell acquired 100% of Dexma. Terms were not disclosed. Dexma then had 45 employees and more than 4,000 customers in 30 countries, and planned to hire up to 20 more people; Barcelona became Spacewell's global hub for energy management. Spacewell presented the combination as its first joint offering for smart building, facility and energy management, part of Nemetschek's Operate and Manage division.

Spacewell itself was established in Antwerp in 1989 and joined the Nemetschek Group in 2018. In June 2023, when Dexma became Spacewell Energy, Spacewell employed around 350 people and Xavi Novella had been appointed Senior Vice President of the energy business that March. Spacewell says the Dexma team stayed on, and that seven of the people who started the company in 2007 still work there.

Spacewell is led by chief executive John van Tessel, with chief product officer Gilles Ghyssaert responsible for the Workplace, Asset and Maintenance, and Energy platforms. The parent, Nemetschek SE, is based in Munich and listed on the Frankfurt Stock Exchange.
